A property finder for a portfolio you are meant to walk into

Apoliums built the web platform for Century Retail, a Central Florida commercial landlord, a searchable property finder across a 600,000 sq ft portfolio, plus the tenant stories that do the actual selling.

What was the problem?

Century Retail leases retail, medical and office space across roughly 25 properties around Lakeland, Florida. A prospective tenant does not want a portfolio brochure; they want to know whether there is 1,600 square feet of restaurant space near a road they already have in mind, and what kind of business ends up next door.

  • Availability changes constantly, and a stale listing costs a viewing rather than just looking untidy.
  • One space is described by several facts at once, address, use class, square-footage range, and a prospect filters on whichever one they care about.
  • The company's real advantage is its existing tenants, which is content, not a listing feature.
  • The audience is local operators on phones, not investors on desktops.

How Apoliums approached it.

Make the property record the centre of the site, give it a finder that filters on how tenants actually search, and let tenant stories carry the pitch.

  1. Model the space, not the page

Every unit is a record carrying address, use classes and a square-footage range. Featured properties, the finder and the individual listing are three presentations of the same record instead of three places to keep updated.

  2. Filter the way a tenant thinks

The property finder searches on use and size within an area, because that is the question a restaurant operator or a clinic actually arrives with.

  3. Give tenant stories their own surface

The businesses already in the portfolio are the strongest argument for joining it, so tenant stories are a first-class content type on the site rather than a testimonial strip.

  4. Keep an enquiry one step from a listing

Contact and live chat sit against the space being viewed, so an enquiry arrives already attached to the property that prompted it.

What was delivered.

  • Searchable property finder across the portfolio
  • Property records with address, use class and square-footage range
  • Featured-property presentation on the home page
  • Tenant stories as a managed content type
  • Enquiry and contact routing from individual listings
  • Responsive build aimed at local operators on mobile

What changed after launch.

The portfolio became searchable by the thing a tenant actually asks for: use and size, in an area.

  • A prospect filters the portfolio by use and size instead of reading a brochure.

  • Availability is edited once on the property record and is correct everywhere it appears.

  • Existing tenants became content that does the selling rather than a logo row.

  • Enquiries arrive attached to the space that prompted them.

More from the same shelf.
